Cosmic delivers another 100+ bay EV infrastructure project in partnership with Freeholder – at no cost to residents

Context

Cosmic were approached alongside a number of alternative providers in spring 2025 to assess the viability and commercial options to provide EV charging infrastructure at 20 Abbey Road. 

With 103 demised underground parking spaces and no flexibility for a shared EV charging facility for residents it was clear that a provision of infrastructure to all bays was the only viable scope to achieve provision for all residents, now or in the future. 

Cosmic were therefore asked to approach the project with a long term strategy in mind to ensure the property was future ready. 

The survey

Cosmic undertook a detailed site survey in late spring 2025. As with any site assessment there were multiple considerations to assess and balance in order to garner the information required to create a viable solution for the property. These included; 

  • Ensuring adequate power provision   

  • Making sure that the existing lease arrangement allowed for EV charging

  • Assessing how the car park is used by the residents, how often they drive, how full is the car park, how busy is it etc.

Our proposal and recommendations

As ever there was a lot of information to convey. With experience the team at Cosmic have distilled our proposals down into key information that’s simple to digest and convey to wider resident groups. 

Our report focused in on technical viability, funding, resident experience and installation process. 

We then picked up queries relating to EVs themselves, the specifications of hardware to be used, insurer considerations and detailed scope and methodology items through a series of clarifications calls and site walks with key decision makers at the property.

The Installation

Cosmic commenced works within a week of contract signature. 

Initially activities focused on the least intrusive elements of the project, allowing time for residents to be provided ample notice of bay closures and potential power disruptions. 

Detailed RAMS were provided to the client and small changes to scope were discussed and deliberated in conjunction with the client.

Disruption to individual bays was kept to a day or so with many of the bays completely unaffected by the activities of the team on site. 

All bays are now supported with infrastructure for 22kW chargers.

Resident experience

Interested residents were directed by the on site property team to speak directly with the team at Cosmic. 

Residents wishing to sign up for the service do so by following an automated sign up process, any grants are facilitated by the team and once that’s done Cosmic installs an individual charger in the residents bay for their own private use. Cosmic manages all reconciliation and resident onboarding.

Residents are now able to charge using a tariff delivered in partnership with Octopus Energy. This ensures 100% green REGO certificate backed energy at an affordable tariff.

Funding

This project was completed with;

  • Zero capital investment from the Freeholder or the resident group

  • Zero ongoing operational costs to the Service Charge

Residents only pay when they subscribe and as such there are no additional onerous chargers placed upon the Service Charge.
