Cosmic supports major housebuilder with building regulation compliance and cost savings

Context
Cosmic were approach by Keepmoat who were seeking to install EV charging infrastructure to comply with the Part S Building Regulations. Their objectives were to do so whilst minimising cost and maximising the outcome for prospective buyers.
Design work
Cosmic provided detailed advice to the technical team at Keepmoat over the Winter of 2025. This work included plot by plot advice, electrical schematics, layout drawings and detailed client meetings to ensure that technical, legal and commercial considerations were considered within the designs.
This work was undertaken over a 3 week period following project instruction. This timeline allowed for the client team to review drawings and provide iterative feedback to ensure harmony between the EV proposal and the wider project build.
Keep fundamental pricinciples that guided the design were;
to ensure required power capacity was minimised
to focus on the experience of the future residents
to ensure that ongoing maintenance and management of the infrastructure in shared parking areas was accommodated for
Outcome
The project designs have been adopted by Keepmoat who have used the provided materials to both continue the build of the development and also to capture required information for the tendering processes for adoptable highways and shared communal areas of the site.
This activity has been significantly simplified by Cosmic as we will be adopting the infrastructure at the point of practical completion from Keepmoat. Doing so ensures accountability for maintenance, management and customer support for the infrastructure ongoing and thus protects the resident EV experience. Likewise it also ensures that costs associated with the upkeep of the infrastructure do not enter the Service Charge budgets. This prevents residents who don’t use the infrastructure from contributing to its upkeep.
Resident experience
Residents with driveways will benefit from an EV charger ready to go at their property.
For those with a charger in a shared parking area they will be able to charge at home by signing up to Cosmic’s membership fee (much like a mini Service Charge) which ensures their equipment is well maintained, billing is accurately reconciled and residents are well supported.
Residents in these shared parking areas will also now able to charge using a tariff delivered in partnership with Octopus Energy. This ensures 100% green REGO certificate backed energy at an affordable tariff with a beneficial overnight discount.
